CA Short Sale law – Sellers not liable for deficiency
CA law was updated last month with two important changes that should make Short Sales easier for Sellers. First, the law prohibits lenders from asking Sellers to contribute cash to the closing. Second, the law prohibits lenders from coming after Sellers after the close of escrow for any remaining balance on the loans. This new law applies to first loans and to junior lien holders. Avoid a $4,300 fine – install a gas shut-off valve when you sell
Contra Costa County requires a gas shut-off valve be installed prior to closing escrow on all homes being sold in the unincorporated areas of Contra Costa County. Some cities within CoCo County have similar requirements.
